Future Biotech Campus
Nodes Bio is developing a 50,000 sq ft multi-tenant biotech hub at Gateway Commerce Park in Delaware, Ohio. The $66M project will serve as an anchor facility with 3-5 additional biotech tenant companies, creating 550+ jobs by 2035.
The facility will include wet labs, computational biology workstations, and shared amenities on 44.669 acres, with an option on an additional 38.427 acres for future expansion. Target groundbreaking: Q4 2026.

The property includes natural features ideal for campus integration, with utilities readily accessible and excellent positioning adjacent to Delaware Municipal Airport.
